Terms & Conditions

1. Purpose

These terms and conditions govern the seasonal rental of the Les Monarques 1004 apartment, located in the Les Monarques residence, Edenarc, Le Chantel village, Arc 1800, 73700 Bourg-Saint-Maurice, France. Registration number: 730540022873C.

2. Parties

This contract is entered into between the site owner (hereinafter “the Owner”) and any individual making a booking (hereinafter “the Tenant”). The Tenant declares to be acting for personal use and not for commercial purposes.

3. Property description

The apartment includes:

  • Living area: 89 m² (960 sq ft)
  • 3 bedrooms (1 master + 1 twin + 1 bunk bed room)
  • Sleeps up to 8
  • 1 bathroom with bathtub + 1 shower room + separate WC
  • Living room with stove, equipped kitchen, terrace
  • Pool access included, covered parking, 2 ski lockers
  • Wifi included, television

4. Duration & Check-in/out times

During high season (school holidays: Christmas, February, Easter), the minimum rental period is one week, Saturday to Saturday. During low and mid-season, shorter stays are available on request.

Check-in is from 5:00 PM on Saturday. Check-out is before 10:00 AM on Saturday. Different times may be arranged by mutual agreement.

5. Rates

Rates are listed week by week on the Availability & Rates page of the website. They include all charges (water, electricity, heating, end-of-stay cleaning, pool access, parking, ski lockers, Wifi).

Services provided by external providers (spa, ski passes, equipment rental, activities) are not included in the rental rate.

6. Booking & Payment

The booking is confirmed upon:

  • Receipt of the rental contract signed by both parties
  • Payment of a 25% deposit of the total amount

The balance (remaining 75%) is due 30 days before the arrival date. Payment is made exclusively by bank transfer. No online payment is accepted on this website.

7. Security deposit

A security deposit of €1,200 is required from the Tenant via a bank card pre-authorisation, to be provided on arrival day. This deposit is not charged and is released within a few days of departure, following an inspection of the apartment’s condition, less any justified repair or additional cleaning costs.

8. Cancellation

In the event of cancellation by the Tenant:

  • More than 30 days before arrival: free cancellation, the deposit is fully refunded
  • 30 days or less before arrival: no refund, the full rental amount remains due

In the event of cancellation by the Owner, all sums paid are fully refunded. Tenants are encouraged to take out cancellation insurance, particularly for stays booked several months in advance.

9. House rules

  • Maximum capacity: 8 people
  • Strictly non-smoking apartment (including the terrace)
  • Pets not allowed
  • Noise is prohibited between 10:00 PM and 8:00 AM
  • The Tenant agrees to return the property in the condition it was received

10. Property inspection

A joint inspection is carried out on the Tenant’s arrival and departure. Any damage found on departure will be deducted from the security deposit.

11. Liability

The Owner cannot be held liable for damage to the Tenant’s personal belongings, nor for accidents occurring within the apartment or the residence’s common areas. Tenants are advised to check that their own insurance covers seasonal rental stays.

12. Governing law & Disputes

These terms and conditions are governed by French law. In the event of a dispute, an amicable solution will be sought first. Failing that, the competent French courts will have jurisdiction.
